Terms of Use & Disclaimer
Last updated October 11, 2026
RealtorAuctions is an independent, third-party research tool. It is not a sheriff's office, court, county government or law firm. Nothing on this site is legal, financial, tax or real estate advice. The official sheriff's sale records and the court docket are the only authoritative sources. Verify everything with them, and talk to a licensed attorney, before you bid.
These terms apply to your use of realtorauctions.com ("RealtorAuctions", "the site", "we"). By using the site you agree to them. If you don't agree, please don't use the site.
1. Who we are
RealtorAuctions is an independent website run by an individual. It is not affiliated with, endorsed by or operated on behalf of any sheriff's office, court, county or municipal government, or state agency. It is also not connected to the companies that host official sale listings, such as CivilView. County names, seals and official links appear only to identify where information comes from.
2. Information only, not advice
Everything on the site is general information for research and education. That includes listings, property details, owner and parcel data, maps, "Things to Check", past results, price statistics and the guide. It is not legal, financial, investment, tax, title or real estate advice. Using the site does not create an attorney-client or other professional relationship. Sheriff sale laws and procedures differ by state and county and change often. The guide summarizes general rules and may not reflect your situation or the latest changes.
3. Where the data comes from, and its limits
RealtorAuctions gathers publicly available information automatically from third-party sources it does not control. These include county sheriff sale listings, county and state parcel and GIS systems, and the US Census geocoder. As a result:
- Data can be out of date. Listings are refreshed about once an hour and property details about every 12 hours, and only while the source sites are reachable. Sales are frequently postponed, adjourned, cancelled or settled, sometimes on the morning of the sale, and the site may not show that yet.
- Data can be incomplete or wrong. Source records contain errors. RealtorAuctions also reformats them, for example by splitting addresses and cleaning up names, and that can introduce mistakes.
- Parcel, owner and map matches are automated. RealtorAuctions matches a sale to a parcel by parcel number or street address. A match can be to the wrong parcel, and map points are approximate.
- Summaries are automated. "Things to Check" notes, sale-type labels, outcome categories and price statistics are generated by software from the records. They are not a review by a person, and they can miss things that matter.
- Amounts are not payoff figures. Judgment, upset, opening bid or estimated amounts shown are copied from the records. They are not the amount needed to buy, redeem or clear title to a property.
- Not a title search. RealtorAuctions does not tell you which mortgages, liens, taxes, assessments or other claims survive a sale. Get a professional title search.
When RealtorAuctions and an official source disagree, the official source controls.
4. Your responsibility
You alone are responsible for your bidding and buying decisions. Before relying on anything you see here, check it directly with the sheriff's office and the court record. Do your own title search, inspection (where possible) and financial review, and get advice from a licensed attorney in the property's state.
5. No warranties
The site and all of its content are provided "as is" and "as available", without warranties of any kind, express or implied. That includes warranties of accuracy, completeness, timeliness, merchantability, fitness for a particular purpose and non-infringement. We don't promise that the site will be available, error-free or secure.
6. Limitation of liability
To the fullest extent the law allows, RealtorAuctions and the person who runs it are not liable for any loss or damage arising from your use of, or reliance on, the site or its content. That includes lost deposits, purchase prices, profits or opportunities, as well as title defects, surviving liens and costs of possession or eviction, and any indirect, incidental, special or consequential damages. This applies even if we were told such loss was possible. If any liability is found despite this section, it is limited to $100. Some jurisdictions don't allow certain limits, so parts of this section may not apply to you.
7. Acceptable use
You agree not to:
- scrape, copy in bulk, or use automated tools to access the site or its API, or try to get around its rate limits;
- use information from the site to harass, threaten or contact property owners, occupants or tenants in an unlawful way;
- use the site to make decisions about anyone's eligibility for credit, insurance, employment or housing. RealtorAuctions is not a consumer reporting agency, and its information is not a consumer report under the Fair Credit Reporting Act;
- misrepresent RealtorAuctions as an official or government source.
8. People named in public records
Sheriff sale records are public and name plaintiffs, defendants, owners and buyers. RealtorAuctions shows those names as they appear in the source records. Appearing in a listing does not mean a person did anything wrong, and a listed sale may have been resolved. If you believe information about you is inaccurate or out of date, contact us (see below). We will review it and correct or remove it where appropriate. The official record itself can only be changed by the agency that keeps it.
9. Links to other sites
The site links to official county pages, map services and other third-party websites. We don't control them and aren't responsible for their content, availability or privacy practices.
10. Changes
We may change the site or these terms at any time. The date at the top shows when the terms last changed. Continuing to use the site after a change means you accept the updated terms.
11. Governing law
These terms are governed by the laws of the State of Delaware, without regard to its conflict-of-laws rules.
